United Kingdom- No hot water in the room (only one communal shower in whole hotel had hot water). The owner said at check in that if we didn't like it we should stay somewhere else. I think this should be made clear when we book, not when we arrive. - Blunt owner, just shouted at me to go to breakfast every morning - Really cramped rooms. A fridge blocked the entrance, and we had 4 beds in our 2 person room, was hard to move around. - Unloved roof terrace. It is so nice up there, but the tables are covered in dust and cigarette butts. Clean it yourself and enjoy. - Breakfast was weird. 100 different items on the table, all of which were uninspiring. Also made awkward because they never cleared the tables, meaning we couldn't tell which breakfasts had been eaten already. A waste of time, money and effort putting it all together really. Plus there was a Christmas tree in the room with tinsel on (in Oct), which says it all about how organised they are.

SloveniaMinor problems with hot water in the evening.
It felt like quite traditional guest house with balconies overlooking the inner courtyard. We could even see the Registan directly from the room window. Room was overloaded with carpets, images and decorative items; it felt like living in someone's living room. Breakfast was huge with multiple choices. All mayor sights (from Registan to Shah-i-Zinda) are in walkable distance and small shop is just around the corner.

GermanyEverything is very old and in need of restoration. Our shower fell literally off the wall and the pipes smelled very bad. Beds were uncomfortable and the room quite small. The breakfast was also rather poor (lots of prepacked food and sweets from the store). At one point we even got served moldy bread.
Amazing rooftop terrace and cozy courtyard. Staff is generally nice, the owner seems a bit rushed at times. Location is fantastic.

The guesthouse is only a short walk from the registan which can be seen from the roof of guesthouse. Breakfast was served from 8am and the choices were surprisingly good. The owner could not have been more helpful from checking in to leaving.

GermanyVery good location in the middle of old town, most tourist attractions like the Registon and Bibi-Khanum Mosque easily reachable by foot. Very beautiful, fascinating hotel courtyard with winding, open staircases, several levels, drooping vines and a nice roof top seating area. Very quirky, cluttered little rooms, a little dirty, ancient soviet time bathrooms. Unusual and entertaining but perhaps for some, a bit too unusual. Very rich breakfast, shared with all guests on a long table down in the basement, which sadly ends a bit early, already at 9 am. Very friendly, helpful hosts but not fluent in english.

United KingdomThis is a legendary guest house; friendly, atmospheric, rather eccentric but an absolute delight. Five minutes' walk from the Registon, half an hour from Shah-al-Zinda. Terrific breakfast, nice rooms, strong wifi. A delight in the evenings to sit in one of the divans and enjoy the endless fruit and tea that they leave for guests. WE will definitely be back.

ItalyI was told about the terrace only on my last day and the breakfast is served inside rather than on the terrace. But other than this everything was perfect
the owner is very nice; breakfast is aboundant and the vibe is cool. The rooms are EXTRA decorated, which give them a lot of character (a bit kitsch but somehow interesting). Make sure you go on the terrace as I found out about it on my last morning!

RussiaThere are no nice places to eat around the hotel.. But it takes 5 min walk down to find some cafes. Internet was working in the yard only - so I used to seat there for my work, but it was OK. It has some shadow there. The shower was leaking - but the moment I told it to owner, he called the plumber and fixed it very fast.
The location is close to main attractions. The yard is really nice and beautifully. Hotel is made in traditional Uzbek style. I would recommend it for backpackers to stay for 1-3 nights. As I understood there are few types of rooms. You should book the upgraded one if you want to enjoy the place. Because there are some rooms that are old and not really nice. I used to stay downstairs in old room and upstairs in a nice one - and it's totally different. Downstairs room had the blocked window (like no window), uncomfy stairs to the room, old beds and very very small bathroom. The rooms upstairs are renovated, with good bathroom (still small, but OK) and it's really nice. And there is a balcony for this room. So that's why the reviews on this hotel are so different. The owner tries his best to welcome guests and make them feel comfy. Hope he will be developing his place and standards.

The location is central and there is a rooftop terrace with a view of the city. There is nice space in the common area to have tea and relax. The rooms are clean and the staff is really helpful.

United KingdomThe main issue was the unstable WiFi, which cut in and out regardless of where we were around the property. We also booked a double and got a twin. The terrace was closed while we were there sadly.
The guesthouse has a lovely courtyard. The hosts are very welcoming and offer lots of tea! They also made us a packed breakfast for our early train which was very kind. The rooms are decorative, although we would have preferred more space. The location is great, just a few mins walk to some of the main landmarks.

GermanyAdditionally to the room price you will have to pay a tourist tax, which is 3USD per person per night!! The amount is nowhere mentioned when you make the booking, only that tourist tax comes extra. In no other hotel is Usbbekistan we had to pay the tourist tax extra. In our case this meant 20% of the room price!!! If we had known we would have chosen another hotel, because this increased the price a lot. Room with weird smell, bedsheets with some stains. Breakfast is varied but not everything is fresh. We had some issues with the official registration in the accommodation. We had read that some guests of this guesthouse had issues at immigration due to not being officially registered. Even though we requested it, we only got it after insisting A LOT.
Location. Breakfast packet if you need to leave early in the morning. Helps you book transfer and excursions.

IndiaATTITUDE: The person who operates the property, may be the owner, is far away from the sense of hospitality. On arrival while showing the room he asked "Room ok?" I just answered what I observed "room is little small". To that unexpectedly and very rudely replied that there are many big luxurious hotels in Samarkand and I can quit this and go there. When my wife asked if the AC working properly he replied same way that if it is not ok change the hotel. With such welcome address we knew what we can expect but in no position to honor his suggestion. ROOM: The room was actually dingy, crammed up, curtains were of very bad choice, very dirty glasses electric kettle, room was little stinky may be for damp carpet and no ventilation. Drinking water was provided in a 5 liter disposable water container left by some previous guest with some foreign body floating. The electric kettle was with a layer of mud which was coming out while pouring water into it. When I requested to change the kettle it was just rinsed once with tap water. Water supplied was from tap without any filtration which is highly unsafe in Uzbekistan. We never used their water or kettle. Access to room bad. FOOD: Breakfast was horrible. Stale cold food was served. I am sure they were serving leftover food from earlier days and table leftovers. All items are not given on all tables. Even the breads were very old and hard, imagine you are in Samarkand famous for breads(Non). The grumpy old lady serving food does not understand even a word of English. The dry fruits kept on the table were probably older than the city of Samarkand. One day I discovered a live worm crawling on my place. I was shocked and showed it to the lady and the manager/owner. They were quite un apologetic or perturbed. PAYMENT: Over and above booking.com's total we were charged $18 for city tax. No payment receipt was given. When asked for it he said only diplomats ask for receipt. Tourists no receipt.

United StatesThey didn't even know which room is available. It took them several minutes to check the rooms physically and figure it out. The sheets were super old , maybe clean, not sure, but very old and didn't even fit the mattress. They are supposed to register us per their government policy, and they forgot to do it. In general, everyone who works their ignoring you. Also, the yard was full of junks. The room was too small.
