The house was super clean and the kitchen is fully functional. Beautiful garden with many trees, big space and possibility for a barbecue. The cherry on top was Ali, so helpful so nice and so accommodating, definitely recommend.

Villa was impeccably clean and well-equipped with everything we needed. The outdoor area was lovely, and the location was conveniently situated just before the road turned to dirt, which is something to consider if you're planning to visit the nearby canyon (about a half-hour drive away). This wasn't an issue for us; we planned our day to have lunch at the villa and visited the canyon in the afternoon. The nighttime sky was absolutely stunning, and the villa had great amenities for enjoying the evening in the yard under the stars. The host, Ali, was incredibly kind and responsive.

Not sure if this is usual but he asked to cancel the booking online and for us to pay cash, but wanted more cash than what we’d pay online. We said no and he was fine with that, but we just want to say just in case it happens to anyone else.

The property was clean and comfortable. It felt very quiet and calm. There was also a kitchen to prepare meals (make sure you buy groceries in Al Hamra before heading up otherwise it’s an hour round trip). The manager, Ali, was a nice man. We spoke for a while after check in and he was friendly.

The property is large and equipped in Oman’s good standard. The absolutely additional value is the host - Ali. He told us a lot of interesting things from Omani life and culture.

The kitchen could do with some more crockery - bowls/plates and kitchen sink tap needed fixing but these are minor details - overall the place is great!

Fantastic location for a family or group of friends - only 40 mins from balcony walk and 30 mins from Al Hamra. The sunset was beautiful from the house and beautiful views of the mountains. Ali - the owner - could not be more attentive and friendly. He made us Omani coffee, showing us how to make it, offered us dates and provided wood for our fire for a couple of extra rial. Beds were comfortable, bathrooms very clean and great hot water in the showers. Good budget value stay.

We liked everything.

Very peaceful and quiet location, close to the famous Balcony walk, stunning mountains. Comfortable villa with 3 bedrooms with enclosed bathrooms, living room and kitchen. Very friendly and helpful owner.

The outdoor space could be a little more comfortable. Also, in a place where stargazing would be brilliant and should be encouraged, the lighting on local houses caused light pollution which meant the night sky was not as bright as perhaps it could have been.

The villa is a spacious and comfortable one. The price excellent for the space you have. The location is great for exploring Jebel Shams and the top of Wadi Ghul. Also well placed for Nizwa and Misfat al Abriyyin - a MUST SEE!

We were warmly welcomed by Ali and Amjad. The property was very clean and comfortable. There is a well-equiped kitchen. Bring sufficient food as the nearest shops are a 30 minute drive away. The road is very winding and night driving wouldn’t be advised. The guest house is a convenient 40 minute drive to the W6 Balcony Canyon Walk. For a good restaurant you need to drive a bit (town Al Hamra) However, not a problem for us with a car, especially as food there was so delicious.

Everything was perfect.

The location was wonderful-close to the wadis and the sights and yet isolated enough to allow for amazing stargazing and quiet respite. The bedrooms are well appointed and the kitchen has an everything you need. The home owners provider bottled water for my stay. The owners met me at the property and ensured that I had everything I needed and showed me the property. They even offered to bring me food stuffs from town that I may have needed. They provided me with a tour of the local sites, a wonderful local restaurant and taught me so much about the life and people of Oman. The night sky was fantastic with stars from horizon to horizon. I would highly recommend this property for both families and singles.

It's hard to say. A little bit of everything, I guess. Generally, Ali is a great host who took great care of us and showed us the best things around. But I think the best part was the farm, where he explained how things work. It was cool on so many levels...

Amazing location …clean and neat ..on-site host was Very helpful and accommodating and was available at all times …you have to arrive with all the food & drinks …then again it’s a one of a kind villa and independent kind of unique .Good value for money …we arrived late at night around 1am and he was there to welcome us …Once again nothing beats Omani Hospitality
