Exceptionally clean, beds comfortable, staff helpful & friendly. Location is excellent & parking normally easy (currently less than £10 for 24 hrs, & for those with electric cars there are charging stations). I have stayed here several times now. Good value.

I made a mix up whilst booking, the owner of the hotel telephoned me in person the next day to reassure me dates could be changed and not to panic. She even very kindly threw in a room upgrade. The Customer Service was excellent and the hotel and location were fab too, as was the big breakfast!

Good location with parking not too far away. Good large bathroom, good shower. Handy cafe underneath the property with good selection of food and drinks. Helpful greeting allowing us to dump our bag before check-in.

The room was large & clean, it had a very big bed with desk/chair, kettle with cups, coffee, tea, etc and also had both tumblers & wine glasses.
There is a nice bathroom and they supply a large and smaller towel each. Having a bath and shower available was ideal.
The tv was a nice size although some channels seemed to suffer from external interference so couldn't watch them.
We ordered the smaller cooked breakfast which was lovely and it included cereals, yoghurt, etc.
I liked the breakfast coffee and apple juice.
The pub is big and feels homely with loads of tables. At one end they show sport on the tv and there's a pool table.
The large beer garden is great with lots of choice of tables and seating, some under cover.
It's in a lovely quiet area with plenty of free parking. It's also good for a walk or jog by the canal before/after breakfast.

Great location to visit Lincoln and Lincolnshire.

Great rambling home with heaps of rooms, great modern touches and lots of quality household items to make you as self sufficient as you want to be. Gorgeous setting on a large, bustling working estate full of history, character and energy. Add a pub and you wouldn’t want to leave. Wish we had more time there.
