Great location on Leith and easy access into the centre with the new tramway. Also got upgraded to a suite which was a pleasant surprise.
A friendly, family-run hotel situated in one of Fife's picturesque coastal villages, specialising in fresh fare, using local Scottish produce where possible.

We arrived early and the receptionist was happy to store our luggage securely and give an ideas of what to see in the local area. We had lunch there and breakfast, both were very good with lots of options on the bar menu. The room was very comfortable.

We loved our stay, very clean, excellent customer service throughout!
We booked this hotel for an event in Kirkcaldy. It turned out to be further away than we hoped (15 minutes drive) consequently we had little time to look round Burntisland but it seemed to offer little for a visitor in January. Hotel was a bit out of Burntisland and we took a walk in one morning but unfortunately the railway blocked the view and did not allow for walking along the beach

We stayed 6 nights in Burntisland, by the 3rd day, we felt like it was "our town". Everyone was so friendly. Once we told anyone that this was our first time in Scotland, they seemed eager to answer our questions and suggest little things make our visit more enjoyable. There are no chain restaurants or businesses in Burntisland. That (and the cheerful people) is what makes it such a charming town. The Links Fish and Chips was The BEST

Lovely quiet residential seaside resort .
Lovely quiet residential seaside resort . Not commercial but amazing coastline , walks & views. 30 mins by train across the bridge to Edinburgh. Good stop if wish to travel further north . Limited accommodation available . The Sands best for nice meal and friendly drink in beach location . The high street offered cute traditional friendly cafe .. the olive branch , also more trendy brunch establishment called the Roasting Project was lovely .

Nice coastal town on the Firth of Forth opposite Edinburgh.
Nice coastal town on the Firth of Forth opposite Edinburgh. As we have family in the town we visit regularly. In the summer the "shows" (a huge funfair just back from the coast) operate and are a major visitor attraction. Not many restaurants but a couple of the hotels serve meals to non-residents (but NOT the Burntisland House). Sits on the Fife Coastal Path.

It’s rough and ready, my friend thought it was a homeless shelter. My issue was I can’t manage stairs well and they’d put us in the top floor no lift! Plus staff had been there for less than a week and no parking!
The paint was peeling off the walls, our double bed was a small double and creaked with every move and so uncomfortable. The single chair in the three bed room was held together with tape and the skylight window didn’t shut properly. We left after suffering one night.
The staff at Burntisland were wonderful! We had a mix-up at check-in — requested a twin room (even verified via Booking e-mail 2 weeks prior to stay) but were given a double room. Joan (I think was her name) was very kind and gave us a roll-away for the first night and then made sure that we were in a twin room the next night. Joan is a really hard worker and went out of her way to help us with other things. Also the breakfasts were the best of all the places we stayed while in Scotland — really amazing cook!
The studio is perfect for a short stay, nice kitchen and bathroom and cosy living / bedroom.
Parking our car was no problem.
Shops are close by and the railway station around the corner.
Easy access to Edinburgh, which is less then 40 minutes by train (bicycles allowed for free) or exploring the area to the North East of Burntisland.
Much closer to the town centre than I expected and access to Edinburgh was really easy by train. Burntisland is lovely and I would like to have had more time to explore further into Fife.
The flat was very clean, TBH, it looks like it’s just been refurbished.
Owners were very friendly, however I didn’t have many dealings with them
Usually stay at nearby hotel but thought we would try somewhere different . No way back now as we absolutely loved it .we had a room with balcony and the view was perfect. Staff were brilliant .food was delicious. and the room was spotless we will be booking again shortly as we want to go back longer than 2 nights next time .
Apartment was clean, comfortable and well equipped. Location was perfect for me because it was close to my friends in Burntisland, but is in a good location anyway - close to train station and handy for beach and town centre. Excellent communication from Jamie and Poppy who were very welcoming.
Welcome to the hotel. Size of bed and cleanliness of room. Good breakfast in the morning. Enjoyable walk along beach which is minutes from hotel before breakfast. Would have no qualms regarding staying at the Sands Hotel again and would recommend it to others.
We loved the rustic feel of Kingswood Hotel, it felt cosy and was the perfect spot to spend a night while walking the Fife Coastal Path. The room was huge. The staff were very friendly and welcoming and we loved the cooked breakfast!
Couldn't get anything reasonable over east Lothian way, took a chance on burntisland, location turned out not too bad. Near a couple of pubs, a great burger place, and the train
What a lovely hotel and the food is excellent and the staff are brilliant,,,and the room had a great view over to Edinburgh and the firth of forth xxx definitely be back xx
This hotel delivers high and attentive service. The location is close to sublime. Station and town within walking distance, and train to Edinburgh in about 40 minutes.
