Myself, my wife and our dog stayed at Villa Gioia for 1 week at the end of May.
The road to the Villa from Fabriano is very steep and winding and is not in the best condition.
When we arrived we were met by our host the property owner. The host was very accommodating and later gave us tips of what to see around the area. The car park area was about 60 meters from the apartment so we had to unload first then park the car.
At the time of arrival the weather was terrible, it was cold and very wet outside. The apartment was chilly inside but after a little heating it was bearable.
The accommodation was very basic but comfortable for our needs. We were on the ground floor with a shared entrance to another apartment.
The accommodation consisted of one room, a very small kitchen and a shower room. The room had one double bed (formed by two singles together), one single bed, a wardrobe without drawers, a table/desk with TV on top, a two seater divan and two kitchen chairs. We kept our clothes in our suitcases during our stay.
The kitchen had a gas cooker, a double sink, a small fridge, a square table in an angle with two chairs. The kitchen was approximately two metres by two metres. The crockery was a mix of various old plates and wasn’t sufficient for self catering. The cutlery was also a mix of various sets. The pots and pans were old but sufficient for a short stay. The oven wasn't usable as there are no trays to put food on. The coffee machine was in fact a mokka there was no kettle to boil water. In the kitchen cupboard there were a number of empty bottles and the washing up clothes had seen better days. Washing up liquid was provided. No consumables necessary for cooking or eating are provided, so take what you need.
The shower room was quite spacious and had a wash-hand basin, a bidet, a WC and a small shower. The shower doors were broken at the base but were still closable. The toilet seat was also broken and moved sideways when sat on.

I absolutely love the view from the balcony, very delicious and rich breakfast and great host! All the facilities are there, great choice to stay for the night or two!
We loved exploring Fabriano and the local area. It is off the normal tourist trail, despite being on a main train line with plenty to see and do once you are there. The Fabriano paper making museum is fascinating - we requested an English language tour by email and we ended up with a personalised tour, which was so appreciated - fabulous staff there. The art gallery was also well set out and very informative - we were amazed at the early artwork there. The amazing stalagmites and stalactites of the underground Frassassi caves are a short drive or train ride away and are absolutely stunning and worth the effort to get to. Nearby to the caves is walk up the hill to the Valadier temple set into a mountain cave - awesome views and well worth the uphill effort!

Wonderful old town, with small street, ancient houses and passionate history of paper craft. interesting collection of art in the art museum, hundreds of marvelous churches to visit and a beautiful nature sites just around the corner. Go there!
A very kind host, who went out of her way to help even offering me a lift to my archive appointment. The B&B is on the edge of town and it was lovely to see the hills and slightly cooler than centre. Air conditioning was being installed. Good wifi, TV, small table, good bathroom, and access to a shared kitchen/dining room, savoury breakfast really appreciated. A very beautiful town and the Fabriano paper museum is exceptional.
The suite was marvellous! Great bed , shower , room spacious and beautifully decorated ! Coffee machine in the room . Reception efficient and helpful and from the reception to every staff member are so kind . Breakfast is great ! We will be back !parking in front of the hotel
In a tiny little town with no services and 12 minutes by car from Fabriano. The plus side is that it made for a very quiet stay.
Breakfast was the most incredible spread yet. Perfect scrambled eggs, 8 different homemade cakes/tarts; Everything I tried was delicious.
The location of this apartment is fabulous, easy to explore Fabriano. Shops, bars and restaurants all nearby. Adele was very easy to contact and super helpful with any questions we had. Really clear instructions about how to collect the key and access the property.
The stay was just what we were looking for. The hotel is small but friendly, the room was clean and sufficient. Breakfast was very good. excellent location to town and attractions. Nice little bar across the street. Good value for price.

Go for a short walk to Amore & Sapori for dinner. Absolutely amazing food and 6 minute walk.

This is easily one of my favorite hotel stays I’ve ever had. The property is gorgeous. The dinner and breakfast were amazing. The managers made it feel like you are staying in their home.
