Check-in is done at the bar, which can be a bit busy, but was easy from the booking. Rooms are upstairs which has outside stair access as the main photo shows. Consider this if less able.
Room was large and had the usual toiletries and tea/coffee facilities.
An evening meal was of good quality and I would suggest booking in advance as both guests and local diners make it busy.
A large gravel car park gives free parking with a few campervans allowed to stay as guests.
Only a minute from the A74(M) motorway, The Annandale Arms Hotel offers an award-winning restaurant and comfortable, modern rooms. Guests can also relax in the private courtyard.

The cottage accommodation, in a courtyard setting at the rear of the hotel, was perfect for our overnight stay, but we would have happily stayed longer. The hotel menu provided plenty of choice, we enjoyed our evening meal and the substantial breakfast set us up for our long journey home. The welcome pack was excellent and much appreciated. Happy to recommend to others.

Dawn and Mark's b&B is probably one of the best b&b's we have every stayed in. We slept very well and breakfast was really tasty. Dawn and Mark are a lovely couple who go the extra mile to make everything comfortable. We requested blankets rather than a quilt, no problem. We asked for non dairy milk/margerine (one of us is vegan), no problem. Even providing plant based biscuits and non dairy milk in the bedroom, a really nice touch not encountered anywhere else we've stayed. Thank you so much for a really enjoyable stay.

Like most small towns these days, Moffat town was a little run down, probably not recovered from the Covid pandemic, small businesses have sadly suffered. I should think that Moffat would have been a thriving market town in its past. There are a few eateries we tried (Brodies restaurant) (Star Hotel) and pubs in the town. We ate at the Italian restaurant Claudios. It is in an excellent location being close to the A74(M) for travellers going North or South bound.
The town is easy to get around and is a quiet place.

Well I came to go walking and did so. i found enough to keep me going for a couple of full days and some inspiration for future walks. I walked from the hotel to the Devil's beeftub and back, Well worth it through lovely rolling countryside. Didn't bother eating out in the evening...not my thing really, but if I had done so i'd have used the balmoral.
The town museum was very good, i thought, with nice staff

A lovely little market town with everything you need. Free parking in the town was a bonus and lots of choice of coffee shops. Small park nearby with leisure lake and play area for children only a short walk out of Moffat.
Close to motorway so excellent place to stop off with lots of scenic walks from Moffat following Annandale water. Parking for walks just out of town on the right as head out towards station park .

Central for touring the excellent border's area. Town has good choice of accommodation and food outlets. Town centre parking is good and free. In general the town is a little tired and needs a bit of a spruce up!

All in all it was the most pleasant and perfect stay and experience to us.We felt there was no bad bits about the place, but is was tastefully decorated and restored environment, going respectfully with the historical era of the building. Delicious food, well thought out everything about customers stay. Many thanks and warm recommendations.
What can I say really? If you're a biker (or even if you're not!) and Moffat is on your route there is no other place to stay. The staff were incredibly welcoming and engaging. A very efficiently run hotel and exceptional service. After a long days riding these are all things you can hope for. The bike-specific facilities were five star and the general atmosphere of the hotel was really nice. The map room was a great surprise - never seen anything like it.

One of the most beautiful mansions I've ever stayed in! Hosts were fantastic! Beautiful location in residency edge of Moffat with mansions & rolling pastures & hills. The house far exceeded our expectation and made the first stay in a hostel for my family the best it could have been. I've stayed in hostels many many times on my trip around the world in '89 but this was by far the most beautiful. We will be back due to my Moffat family heritage!
This perfectly renovated home is located in the center of the quaint town of Moffat, which in turn is set in the midst of beautiful rolling hills perfect for hiking and exploring. We found the host John to be a gracious, welcoming gentleman who was both entertaining and a great cook! The breakfast was fresh and delicious. The accommodations were perfect, both comfortable and clean and we'd definitely stay at Kirkview House again if in Moffat.
Really first class accommodation with a high end finish. Lots of little extras included to give a really special feel. Good selection of quality cooked food and well kept ales. Great location in the High Street with easy access to the town. Friendly owners and staff. A lovely place to stay, close to the motorway for a stopover or to explore the area. We have stayed at most of the hotels in Moffat over the years and this is as nice as it comes.
My advice to anyone travelling around the Moffat area is to look no further. Probably the best B&B I've stayed at. Everything was first class, from the coffee and cake on arrival, to the terrific variety and quality of the breakfast. Bradley and Ron were the perfect hosts, unobtrusive but available, and their attention to detail would put many supposedly superior hotels to shame. How they do it at the price is beyond me.
The breakfast was superb. With a choice of fruit or cereal to start with and yoghurt. Followed by a full cooked plate. Very tasty sausages. Toast with locally produced jam and good coffee. Really friendly and welcoming. Good stop off for travelling to and from Scotland. Moffat hills to be explored along with an interesting town centre.
Booked a single room and I was given a suite!It was lovely...... Equipped with everything you need and more! I visit Moffat a couple of times a year and it's my 1st time in the Balmoral, certainly won't be my last!! Breakfast was included but I had made plans and the lady done me a lovely breakfast pack 😀 Can't wait to return! 5⭐⭐⭐⭐⭐
Probably the best accommodation we have been in . Beautiful house, spotless rooms, fantastic and helpful owners. Highly highly recommendable for families. Very nice location if traveling between England and Scotland and many things to be seen in the area. Stay at least Teo nights. I would not be surprised if it gets an award.

Beautifully cooked and served traditional Scottish breakfast. The location was good, being on a quiet road with country views, and accessible for the town. As seniors it was a little too far for us to walk into Moffat , but no problem for younger legs. We received a warm welcome and the hospitality was friendly.
We stayed the second time at Kirkview House and enjoyed it again very much. John is a wonderful host with a wide knowledge. We learnt a lot about Scotland and the spa-town of Moffat. The breakfast was delicous. The room itself is spacious and comfortable as is the bathroom. We can only recommend Kirkview House.
The position of the hotel is lovely, access into Moffat is 5 minutes stroll down hill.
We received a lovely welcome, everywhere was very clean, room had a beautiful view, a big comfortable bed and a very nice modern bathroom. Breakfast was cooked to perfection. Highly recommend eating in the restaurant.
The location was just right, perfect for on route to Scotland. Moffat was a great place for a stop over. The hotel was better than anticipated. It was lovingly updated and everything was just right! Breakfast was delicious ( we both had the Scottish breakfast) Staff were very helpful and friendly.
