Good skiing with everything you need within close proximity.
Good skiing with everything you need within close proximity. However, if you are looking for an authentic Japanese exeprience, you are not going to find it in Hakuba. There are a lot of foreigners and many of the establishment workers are foreigners as well.

The buses to get to other ski fields and around Happo One...
The buses to get to other ski fields and around Happo One are somewhat confusing but it seems that there are more buses than on the timetables so that is a bonus. Many lifts start at 8am, so ideally one would have breakfast at 6:30 so one could get an early bus, but may be a challenge finding accommodation that does this.

It’s a ski and snow lover paradise.
It’s a ski and snow lover paradise. A small town with not so much city vibe, but best for snow or ski experience. It’s the idyllic charm that stands out for me. Everything u need for snow and ski experience is available there, for rent or to buy.

Snow was great, the town was very cute.
Snow was great, the town was very cute. Most of all, it wasn't that busy and lift have good space. Plenty of slops to choose from, and great restaurants, shops to go around after ski. Especially onsen was one of the great thing to add after the ski!

Hakuba is great and very welcoming.
Hakuba is great and very welcoming. The people and food are amazing. The skiing was great given the snow levels were lower than normal. The only thing to keep in mind is the bus service, while convenient can get crowded and does not run as much as it maybe should. A car would definitely be a great asset to have.
Bernd and Naoko who own the hotel are the most welcoming of hosts. The Hotelis brilliantly located on the edge of the snowfield so truly ski in ski out. Accomodation is very good with a very good breakfast and the restaurant serves “Austrian” dishes in the evening (which are also very good). Close to a number of restaurants and a short walk to two major ski hire companies (which will deliver you skis to the hotel). There is an onsen at the Happo Hotel that residents have free access to. This is the place to stay in Hakuba.
Very friendly staff, couldn't be more helpful!
Ski drying area was excellent, is only 5mins walk to the Goryu ski field but as it was uphill, took the free shuttle instead.
Definitely not a ski in ski out experience, but with the discounted lift passes and rentals, and the easy access to Goryu/Hakuba 47 it was A great spot nonetheless.
Had an excellent dinner at the hotel, it was amazing! Breakfast was a mix of traditional Japanese and Western, never went hungry.
If we go back to Hakuba would definitely stay again.
The place is an old charming Japanese house with a very warm family atmosphere. The house is more spacious and beautiful than looks in the pictures, and it is very well equipped - you can easily use kitchen with all necessary appliances, washing machine, hair dryer, etc.
The location is superb - very close to Hakuba station, a big supermarket, onsen, coffee shop / Snow Peak.
The host is very polite and helpful, check-in and check-out were very easy.
The breakfasts were amazing - a great start to our ski days. Western and Japanese options were both good. You won’t go hungry.
Staff were very friendly and went above and beyond.
Location was prime, well situated between Happo-one Bus Terminal and Happo-one ski lifts. 300m from the Bus Terminal, connecting to all Hakuba Valley Ski resorts. 500m to the nearest Happo-one ski lifts.
Discounted Happo-one day pass offered.
Room equipments very new / modern / everything really clean and organized nice decoration .
Has own massage chair inside room ( good after ski for us ).
Easy to book hotel’s outdoor private onsen ( we did many time per day as no one book it ).
Owner and wife so kind and very helpful , help to pick up us from train station too.
Yummy breakfast if you like western food.
Our family plan to come back again
This hotel is bigger than a family-run hotel but feels Japanese hospitality . Big room with the Japanese decor and surprisingly comfy futon atop tatami mats. They have dry room underground floor. Medium size bathroom (onsen) in hotel. Located in the heart of Hakuba city near bus stop to many ski fields. "Woody" Equipment rental shop is only 20 steps away, and there's a discount available.
The host was very nice and super helpful! the hotel is very cozy and feels like you're at your grandmother's house! getting there is a 5 minute walk from base camp station, where you can also take the free shuttle to the various ski resorts.
There is a convenience store next to it, along with multiple restaurants:
Izakayas, mexican, yakiniku, sushi and more.
Very clean with all necessary facilities in the kitchen. Just outside of the guesthouse, there’s a free shuttle bus to ski resort in the morning.
Even 20-30 mins walk to Hakuba train station and supermarket, during winter, it’s a little bit far, however it is still within walking distance. Affordable and comfortable place to stay for solo traveler.
The location is quite convenient. Walking distance to the busy area where we can find restaurants and bars.
The room has decent size, and we love the Japanese style room.
The onsen - both indoor and outdoor, is quite nice. We were able to relax after a day of snowboarding.
You can also get discount ticket for several nearby ski resorts.
Friendly and accommodating host Yoko. She gave me a thorough intro to Hakuba and let me know the key places I should visit in my short stay. Has all the facilities you need for a ski trip including a drying room. Had the best sleep. Can cook and use kitchen. Walk down the hill and you’re already at the lifts to Happo One!
Large comfortable room with 3 king single beds, the onsen, the breakfast , the friendly and helpful staff, the ski gear locker in the drying room dedicated to our room, close to Echoland restaurants and the hotel is the first stop on all the shuttles to the ski resorts. It was the perfect place for a ski holiday.
Central to the Hakuba Happo One Village and the Happo One Bus Terminal is about 3 mins walk. Lots of skill resorts buses pass through this area. Lots of highly rated eateries around the hotel. Hotel is very homely and staff is friendly and helpful. We had half board during our stay and the food was delicious.
Location was close to the Hakuba Happo Bus Terminal, and easy to catch the shuttle bus to the ski resorts. The hotel onsen was not crowded, and good for a hot bath after a long day at of skiing. There was a microwave in the hotel, which was good on the nights we bought food from the convenient store.
5 minute walk to echo land for meals but in quiet location kids could play in the snow right outside our hotel which they did for hours!
The owner was incredibly helpful and drove us to collect our ski equipment and to and from happo one bus terminal. Very friendly and kind staff
Impeccable services , super attentive. They treated us extremely well, from day one of our check-in , shuttling us to Happo One slopes , to helping us to get to bus station at the end of our trip , it’s Japanese hospitality down to every details . Well done and highly recommended.
Super clean, warm and lovely place to stay when you are in Hakuba.
Hosts are very helpful and friendly.
The location is also perfect that shuttle bus to Goryo stops just in front of the hotel, and less than 10 mins walk to Base Camp where takes you to more other Ski areas.
Next to free shuttle bus stop to ski resorts. Breakfast was excellent. Also provided discounted ski tickets for Hakuba 47 and Happo One. Free pick up and drop offs. Very hospitable and proactive with local advice on your daily activities.
Spacious room. Useful amenities : big ski / snowboard locker room & laundry room. Helpful staff. Onsen. Easy access to bus stops for free shuttle to Iimori Resort / Hakuba 47 (in fact at hotel porch) and Happo One (few mins walk).
Staying in Tokiwa-Tei was the best experience. If you want to feel the real Japanese life - this is a place to be. Very welcome hosts and kids, best breakfasts. Closest hotel to Escal plaza / ski lifts.
Arigato!
10/10, will come back. Amazing hospitality, great location with just short walk to Hakuba Goryu Ski Resort, discount for lift tickets and ski rental, great pizza/fondue place close by.
