How guest reviews work
Each review score is between 1-10. To get the overall score that you see, we add up all the review scores we’ve received and divide that total by the number of review scores we’ve received. We are currently testing a weighted review system in Malta and Iceland (excluding hotel and vacation rental chains). For properties in these countries, the more recent the review, the bigger the impact on the total review score calculation. In addition, guests can give separate ‘subscores’ in crucial areas, such as location, cleanliness, staff, comfort, facilities, value for money and free Wi-Fi. Note that guests submit their subscores and their overall scores independently, so there’s no direct link between them.
You can review an Accommodation that you booked through our Platform if you stayed there or if you arrived at the property but didn’t actually stay there. To edit a review you’ve already submitted, please contact our Customer Service team.
We have people and automated systems that specialise in detecting fake reviews submitted to our Platform. If we find any, we delete them and, if necessary, take action against whoever is responsible.
Anyone else who spots something suspicious can always report it to our Customer Service team, so our Fraud team can investigate.
Ideally, we would publish every review we receive, whether positive or negative. However, we won’t display any review that includes or refers to (among other things):
- Politically sensitive comments
- Promotional content
- Illegal activities
- Personal or sensitive information (e.g. emails, phone numbers or credit card info)
- Swear words, sexual references, hate speech, discriminatory remarks, threats, or references to violence
- Spam and fake content
- Animal cruelty
- Impersonation (e.g. if the writer is claiming to be someone else)
- Any violation of our review guidelines.
To make sure reviews are relevant, we may only accept reviews that are submitted within 3 months of checking out, and we may stop showing reviews once they’re 36 months old – or if the Accommodation has a change of ownership.
An Accommodation may choose to reply to a review.
When you see multiple reviews, the most recent ones will be at the top, subject to a few other factors (what language a review is in, whether it’s just a rating or contains comments as well, etc.). If you like, you can sort and/or filter them (by time of year, review score, etc.).
We sometimes show external review scores from other well-known travel websites. We make it clear when we’ve done this.
Guidelines and standards for Reviews
These guidelines and standards aim to keep the content on Booking.com relevant and family-friendly without limiting expression of strong opinions. They are also applicable regardless of the sentiment of the comment.
Contributions should be travel related. The most helpful contributions are detailed and help others make better decisions. Please don’t include personal, political, ethical, or religious commentary. Respect the privacy of others. Booking.com will make an effort to obscure email addresses, telephone numbers, website addresses, social media accounts, and similar details.

I suggest adding a kids' play area with swings and slides. For more fun, you can also add slides in the pool and indoor games like snooker and football.
The ambiance, design and comfortable villas are all wonderfully maintained and offer generous space. I love my stay there with my family and friends.

The bed was not comfortable, the curtains were not blackout as such the room was super bright and did not help in sleeping. There were lots of mosquitoes.
The area was good and near to mall and highway. The place was kept neat and tidy. Privacy is also provided.

I liked the service, the staff is really hospitable there! We really enjoyed the breakfast too, my mom adored their tea. I loved the swimming pool too.

Everything was fine. Only thing there should be buffet options for lunch and dinner at the in house restaurant
This place is amazing. 2 people I would appreciate were Ahlam and Grace by welcoming us on our arrival. Place is family friendly and very cost effective. I enjoyed the ground floor chalet with direct pool access. The separate villas are better for big families.

We booked our stay with breakfast but was not informed that buffet breakfast will not be available in the hotel since it is Ramadan - if they had informed has prior to this, it would have been better. I thought hotel restaurants are exempted from closing during Ramadan.
We stayed during the last few days of Ramadan, hence there was no buffet breakfast but the staff arrange for the food and delivered it to our room, Eggs, pancakes, 2 types of fresh fruits, fresh juice, coffee and hot chocolate and, a bottle of fresh milk, sausages, different types of bread. What I would have suggested though since they are preparing so much food for us (7 people) it would have been nice if they had set it up nicely in our dining area instead of giving it in take away boxes.

The room is calm and relaxing it was big and spacious it was really and good place to visit. The place is so clean and you will not regret travelling just to visit this place.

One thing that I would like to suggest that... Please consider installing handles for the shower area in the bathroom. This is a must for the safety of the guests. If possible, consider mattresses with higher density. The ones in the room are too soft.
We were a group of 3 couples and we stayed at the place for 2 Nights and 3 days from 8th to 11th April 2024. The place is pretty cool. Will definitely try another weekend at Kay Homes The staff are all amazing. They were very helpful, friendly and accomodating. To name a few, Ms. Grace, Mr. Amine, Mr. Abilesh. Chef James is so cool and anticipates your requirement. Keep up the good work.

The only drawback was the compact size of the bathroom.
During our stay at the Royal Villas, we were truly impressed by the generous space both inside and outside the villa. The well-equipped kitchen allowed us to prepare our meals with ease, while the clean and spacious pool, complete with temperature control for both adults and kids, provided a refreshing retreat. Barbeque facility was a added bonus. And to top it off, they had the best friendly staff and also delicious breakfast spread.

Staffs are so friendly. They attend quickly to every call of their clients. Foods are great! Kitchen staffs are so professionals. The room is so clean and presentable when we checked in. Perfect place to relax and an hour drive away from busy cities. Pool design is very children friendly. Kay homes is perfect for families with children.
